We Bought a House!

I know that over the last couple of years I have been one of the most ardent bears relative to the real estate market. But I want to share with the small handful of readers that I've got left that as dour as I have been, my family and I just took the plunge and bought a very nice house in Huntington Beach. Nice property, great location, saved hundreds of thousands by avoiding the peak...kids and the wife are very happy. I may have bought before the bottom, I may have been slightly late. I may be making a great hedge against inflation, I may not be as well. At the end of the day, none of that really matters. I am just happy that I finally get to live in a house and in a neighborhood that I really like and for less than it would cost me to rent. What's not to like?

Normandy Estates Lots for sale!   This came on the MLS around 30 days ago. two lots for sale @$299K each... first listing. Living on the west side of Plano you're familiar with this amazing new development.  You can't see it yet but it's a 5.5 acre development with lake, fishing dock and beautiful rolling terrain.  There will be a community center with pool and it's gated. There are few gated communities in Plano - so this is huge if you desire the privacy and security.  And it's right off the Dallas tollway and Shops at Legacy.  This location is a winner! Now these lots are the smaller zero lots for town homes.  This project has gotten off to a slow start but progress has been made last 6 months, take a drive by and see.  This development will be stellar once it's completed, just a little vision is needed. I had my first Insteon home automation device failure this week. Unfortunately, it happened to the brains of the "automation" part -- the software/hardware combination that executes the timers that turn the lights on and off. Specifically, the culprit was the PowerLinc device that bridges my house to the USB port on my computer which runs the timers. Here's the little sucker. At 70 bucks, it's not like changing a lightbulb. Okay, I was pissed about it, especially as it's only a little over two years old. But, fact is, I was never happy with this automation set up. For one thing, it requires leaving a Windows box on 24/7 for the timers to work. And the HouseLinc software I was using must have some memory leaks in it because once I removed it from my computer it seemed to gain an extra half a processor. What I really want is an Insteon driver for Linux/FreeBSD that would let me build my own timers in Perl, which I could run under Unix cron. That's what I did with my form...

Grafton Crescent: The Extension Of A House.Grafton Crescent, a project to extend a house in Camden, London is just completed by Richard Shaw at the Crawford Partnership. The client required some extra space and this project includes replacing an existing small lean-to rear extension with a new glass extension at ground floor, and a new timber and glass addition accessed off the existing stair's half-landing. The height of the new rear extension is about 1m lesser than before, the walls of the small garden have been extended and the small rear garden was also excavated to match. I knew it was too good to be true. We almost got through the whole thing without any trouble. Then my lawyer called this morning. You see I was waiting for something bad to happen and it was causing me a ton of stress and anxiety. Once the papers were all signed and money had changed hands I thought we were free and clear. Well I was wrong. It seems that the previous owners were great at paying bills. So great that they paid too far ahead on the property taxes for the year. So now I owe them that money before I can get the key. Now while this does not sound all that bad, I had already made arrangements through the bank to pay my taxes for me. So I do not have the extra $600 sitting around. I just gave them more than $18000 two days ago! Anyway, I do get paid tomorrow so I can cover it. We just might have to buy the first months groceries on credit cards now

It’s getting really exciting now. I get to pick my key up tomorrow! I think everything is finally done except for the actual moving part. I made sure to keep really organized throughout this whole process. I can seem very overwhelming at times, but I’m sure anyone can do it as long as you don’t leave everything to the last minute. Tomorrow I go pick up the key and then we are off to clean the house before we move in on Saturday. The house is in good condition so it should not take long. There is one small problem though. When we first saw the house, it was in the middle of winter. We got tons of snow this winter so I could not really see the front or backyard all that well. I got the chance to see it last week. While most lenders on earth have stopped doing 100% financing of any kind, there are still 2 ways (that I know of) to get a house for zero down in Hawaii. One is to use a VA loan, which is now one of the best deals out there. There is no monthly mortgage insurance, and instead a 2.15% funding fee at closing. All you have to do is be in the military at some time and get your "certificate of eligibility." The VA loan goes up to $625k with zero down, and they actually will go above that.If you want a buy a house in Hawaii Kai or Kailua, or anywhere in East or Windward Oahu, you'll need quite a bit more than $625k. Well the VA will in fact give you that loan, as long as you have 25% of the amount above $625k. So if you are buying a house in Kailua for $700k, you just need $18,750 down.
